New Jersey’s ANCHOR Program (Affordable New Jersey Communities for Homeowners and Renters) helps residents save on housing costs through direct property tax relief. If you owned or rented your main home in New Jersey on October 1, 2024, you may qualify for a payment in 2025.

The ANCHOR program provides direct payments to eligible homeowners and renters — you don’t have to apply your benefit toward property taxes; it’s paid directly to you.
Payments are based on your 2024 income and whether you were a homeowner or renter on the qualifying date.
🧾 Basic Eligibility
Homeowners
- Must have owned and occupied a home in NJ as your principal residence on October 1, 2024
- Home was subject to property taxes
- 2024 NJ gross income of $250,000 or less
Renters
- Must have rented and occupied your main home in NJ on October 1, 2024
- Name was on the lease and you paid rent
- Rental property was subject to local property taxes
- 2024 NJ gross income of $150,000 or less
📅 Important Deadline
Applications are due by October 31, 2025.
Late submissions are not accepted — even if you qualify.
